Unfortunately, I come across a lot of leaking balconies in newer builds. This can be the result of drummy tiles that have come loose as the grout hasn't been properly installed, or effluence build up, or other hidden problems in the build.
Read on to learn about the process I follow when fixing a leaking balcony.
You can see in the before pictures where I have removed the perimeter tiles that it hadn't been tiled correctly.
Because of this, every single perimeter tile was drummy as were a few of the floor tiles.
Water can get under the tiles which causes effluence (the white stuff that shows up on the grout joints) which can leak into areas underneath the balcony.
I started this job by removing all the grout in the floor.
I then removed all the perimeter tiles as carefully as possible. The owner didn’t have any spare tiles so I needed to clean them and reattach them.
To reattached them I used a low-viscosity resin. I used the same resin and to run down to the the grout joints in the floor. Within a few hours the resin set and the tiles were no longer drummy.
The whole area got a deep clean and I used an acid to clean the effluence from the tiles.
With the area clean and the tiles properly attached again, I used a two-part epoxy grout to regrout the whole balcony. Because epoxy grout is waterproof this created a second layer of waterproofing for this balcony.
